Single Family Homes with a New Attitude

As Charlotteans explore housing in the Queen City’s older neighborhoods, they are pleasantly surprised to discover builders are providing excellent alternatives. The single-family home used to be the standard – the only logical solution for someone seeking large living spaces. Today, the duplex – or attached single-family home – is regaining popularity. Most of these units provide comparable square footage to single-family homes in neighborhoods such as Myers Park and Dilworth where condos and townhomes are usually smaller with a higher per-square-foot cost.

A duplex provides the homeowner with all the amenities of a single-family home without some of the overhead. Off-street parking, often with a garage, is the norm. Private entrances are also standard; additionally, separate outdoor living spaces are provided. The big difference: No maintenance responsibilities.

Designing a duplex to fit the style of an area’s existing homes is easy for the architect. Because the duplex will typically be as large as two homes, the challenge lies in the illusion it’s not just one big box. Additionally, common walls need to be kept to a minimum, with outdoor spaces created for privacy.

Lower cost is often a duplex benefit. For the same square footage, you can often pay as much as 20 percent less than for comparable homes in the same neighborhood. “For empty nesters, young professionals, or small families, buyers are discovering duplex-ownership benefits,” says Larry McAllister of The McAllister Group, an award-winning Charlotte general-contracting firm specializing in home renovations, remodeling and new custom construction. The enticements of little maintenance and lower costs stand out. Buyers like the single-family home feel, lifestyle and increased real estate values typical with older Charlotte neighborhoods.
